The Leaf Mixed Use High Rise

The proposed 180,000 sq ft mixed use development consists of lower podium commercial level, composed of retail, and 2 levels of office space around south facing courtyards, high-rise residential tower with amenity deck and 5-level underground parking with bicycle storage and utility/storage areas. In all, the tower consists of one level of amenity and 29 levels of residential areas with a total of 140 residential units: 100 strata condominium units and 40 market rental units.

Instead of the typical box-like apartment and commercial towers we decided to introduce a structure that is “organic and soft”, taking inspiration from the 56-storey Toronto tower called “Marilyn” for its sensuous and curved form and the Aqua Tower in Chicago for their innovative design. However, in order to improve efficiency, we kept the main building core simple and straight, and focused on the balconies only. Therefore the proposed design has simple rectangular floor plates and round cantilevered balconies that undulate around the building to create a subtle twisting and sculptural profile. The unusual geometry is emphasized by the edges of floor slabs that project beyond floor-to-ceiling window walls, providing wraparound terraces and vantage points for residents to take in views of the North Shore Mountains and Gulf Island and Downtown Vancouver.
